New York City Leads The Market Rebound

 

A recent article in the New York Times reported an increase in real estate activity.

"MORE than 200 people showed up for an open house at a town house in Cobble Hill, Brooklyn, last month, and the crowd, filled with stroller-pushing parents and young children, was so lively that an ice cream truck pulled up to join the happening." NYTimes

Traditionally we look to the New York market for signs of a turn around here in Fairfield County and Newtown.  As activity picks up in Manhattan we can accpect to see a slow movement up through westchester, into lower Fairfield County and then into our neck of the woods. Truth be told I have spoken to several realtors here in town who are experincing increased traffic at open houses, more activity from buyers looking to purchase in the near future and sellers with a more realistic outlook of the market. 

So what does all of this mean for us now and in the future? First, the market appears to be stabilizing with year over year depreciation hovering around 2-3% and home sales moving at a brisker pace than we have seen in 5 years.  From my personal business I believe this trend though slowly, will will continue to in the right direction,

The benefits of a stabilizing real estate market reach beyond the monetary values of our homes and into the greater local economy.  As our home prices stabilize our mental and financial health begins to improve.  The small business economy here town will also improve. Restaurants will serve more patrons, retail stores will realize more sales, and service providers will be busier.  So as we continue through Q-2 of 2012 I think we can be cautiously optimistic heading into the spring.

Small Towns & The People That Make a Difference

 

Every small town has a wealth of human capitol. People who's passion and commitment to the town in which they live can not be measured, but whose contribution has an infinite effect on everyone.  For the most part their deeds go unnoticed, their time unpaid, and their commitment becomes a silent and often times private journey.  

I had the pleasure recently to sit down with Adam at the Happy Cheesesteak. (You can read more about my time with Adam HERE) Aside from serving up a wicked good cheesesteak (trust me I know, I'm originally from Philadelphia) Adam is passionate about giving back to Newtown. After quietly gaining approval from Newtown Social Services, Adam started what he calls, "Shadow of Light", a program that provides a free The Happy Cheesesteak combo meal to any family in need. Simply put, Adam feels fortunate, to live in this town and to own his own business. For Adam, it was an opportunity to give back to the town he loves.

Adam's contribution is sincere and certainly one of the stories of a Newtown resident doing his small part to support his community both as a small business owner and resident.

From Our Patch Blog: Focus: A Key Component to Any Succesful Small Business

 

I started my career as a Realtor in a fragmented state of mind. Not until my wife and a close friend called me out on my lack of focus did I realize I was cutting my nose off to spite my face. Focus has been the key to my success as a Realtor. I was curious to know if the local and small businesses here in town have had the same experience…or was I simply unique. 

To test my theory I sat down with Tamara Doherty of Wishing Well gifts at 107 Church Hill. Tamara has owned the store for a few years, but interestingly enough I was surprised to learn that the foundation of her gift store is rooted firmly in a thriving specialty gift basket business that focuses on "get well basket for the basic cold to the serious illness and healthy, all-natural & organic gift baskets for birthdays, holidays, and special occasions."

In essence Tamara's hyper focused beginnings of her business allowed her to discover and carve out a specific niche that she was able to grow into a thriving business and eventually expand into a wonderful "bricks and mortar" location. Wow, I guess I'm not that unique after all!

On the Real Estate side of the house; things have been brisk. The warm weather plays a big role in that. Buyers have been out in droves looking for that next home or commercial property purchase.  I am personally placing a gorgeous four bedroom colonial in Newtown on the market in about 2 weeks. Well priced and on a cul-de-sac, it may be the best 4,000 square foot opportunity out there today. 

 

 

Newtown offers more than I ever knew

 

So we are now a full month into 2012 and I have already learned a great deal about Newtown, CT.  I have visited with countless small business owners and home sellers and buyers.  The business owners in Newtown continually amaze me.  Most have weathered the economic storm with fairly well and are now looking towards brighter days.  Their appreciation for the exposure Deals Around Town can bring is truly gratifying for me.  We have started to see some great youtube hits of folks watching the video.  Some shops have received over 50 views! Keep up the good work Newtown!

On the real estate side of the house we are seeing several positive indicators that we are near bottom for home prices.  Several news outlets are reporting that the end of the first quarter into the second quarter could be it!  In Newtown we experienced low single digit depreciation rates from 2011-2012.  

Brighter days are certainly ahead.  

 

A Body In Motion

As we continue to build The Around Town Team and Deals Around Town brands I couldn't help but notice how much fun it is to be on the creative end of a great idea.  So far we have 12 business partners who are all very excited to see how the consumers will react.  I have been on several listing appointments in the past week and have introduced the new team concept during these opportunities; thus far everyone has been very positive.  Changing how real estate is done won't be easy, but it sure will be fun! After a few weeks of busy home sales and speaking to local business owners about Deals Around Town I have realized more than ever that two of our greatest assets and contributing factors of our quality of life are intimately intertwined. Our homes and the local businesses both contribute to our quality life, happiness, and wealth.  As new businesses come to town and home values stabilize we feel a sense of comfort.  When homes are selling and local businesses are thriving we all benefit. Supporting our local shops benefits us all.

Talk about great folk selling great product. The folks at Newtown's Color Center are small business owners to the core.  Hard working, service oriented and proud of their product.  Before sitting down to interview Ann several customers came in; Ann knew all of their names.  I have to believe if you go to a big box or chain store they most certainly will not know your name or spend the kind of quality time with you that I witnessed Ann doing.  So cheers to the Color Center! Today we give thanks for many aspects of our lives. I give thanks to my wife and daughter for their unconditional love and support.  I give thanks for opportunity.
